Breckenridge Shopping Center

To provide client with an understanding of potential value creation, UIG provided strategic guidance and evaluation of multiple expansion and redevelopment scenarios from a market, entitlement, and financial perspective. UIG also provided advice on lease negotiations with tenants of the existing 80,000 SF center.

Piers 27-31 Redevelopment

In partnership with the Port of San Francisco, real estate powerhouses Shorenstein Properties and Farallon Capital proposed a $250 million redevelopment of 20 acres of historic, decaying piers at the foot of Telegraph Hill. The proposal included $145 million in structural pier improvements alone, renovation of historic warehouses, and new construction to accommodate unparalleled waterfront office space, a massive sports and recreation complex (including pool, courts, fields, bowling, skating, and boating), retail spaces, and a new cruise ship terminal. UIG staff served as a key component of the project management team for the pre-development feasibility analysis, design, consultant selection and management, cost estimating, and entitlement strategy.

Mission Bay

Internationally recognized as one the most innovative, dense, and complex transit-oriented infill redevelopment projects in the nation, Mission Bay encompasses more than 300 acres of waterfront land just south of downtown San Francisco. The project, which is home to corporate headquarters such as Old Navy and Fibrogen, involves over $700 million in new infrastructure. UIG staff responsibilities included overseeing design of multiple park and infrastructure projects, managing entitlements, and administering contracts with third-party residential and commercial builders.
